Investment analytics within real estate search

Developed a web widget for major real estate platforms, extending property search and listings. HouseWiser added investment filters and calculated mortgages, rent, expenses, cash flow, and returns for property comparison.

A financial layer for an existing property listings catalog

HouseWiser is an analytics widget for U.S. real estate platforms. It worked within search results and property listings, extracting listing data and calculating investment metrics based on user-defined assumptions.

<Context and Problem>

A standard catalog provides good property details but does little to answer the question of profitability.

Real estate platforms help users search for properties by location, price, size, and number of rooms. However, investors also need additional calculations for mortgages, rent, taxes, insurance, expenses, vacancy periods, cash flow, and capital.

Key Constraints

  • 01Too many listings — users browse dozens of properties without a consistent investment criterion.
  • 02Different assumptions — interest rates, down payments, rent, and expenses change and require recalculation.
  • 03Manual calculations — metrics are tracked in a separate spreadsheet and can easily become inconsistent across options.
  • 04No quick filter — a weak property is only rejected after a detailed calculation.
  • 05Difficult comparison — price alone does not show cash flow, cap rate, or return on invested capital.

The widget identifies the current property or search results, extracts available attributes, and combines them with user-defined assumptions. The calculation module generates metrics and projections, then the interface displays the results directly within the original page context.

Investment mode adds return metrics to the filters: the map displays a score, while property cards show rent, cash flow, and cap rate. Users can immediately see suitable properties.

The widget sits beside the property listing, using its price and details while investors set financing and rental assumptions. It calculates payments, expenses, cash flow, returns, and long-term equity.

Comparing Options

Saved properties are consolidated into a single table covering financing, rent, operating expenses, cash flow, returns, and capital projections. The highest and lowest values are highlighted, while charts make differences easy to compare.
