Make real estate search useful not only for finding a home, but also for selecting investment opportunities.
Widget logic, interfaces, page data extraction, formulas, projections, and comparison features.
A tool that transforms a standard property listing into a data-driven financial scenario.
Real estate platforms help users search for properties by location, price, size, and number of rooms. However, investors also need additional calculations for mortgages, rent, taxes, insurance, expenses, vacancy periods, cash flow, and capital.
Tell us about the project — we will break down the task and propose an implementation approach.
Analyzed the structure of search results and property listings on target platforms.
Defined where the widget is activated, which blocks it adds, and how it can be disabled.
Collected the price, address, size, number of rooms, and other available page parameters.
Added the down payment, interest rate, loan term, rent, vacancy, and operating expenses.
Implemented mortgage calculations, monthly cash flow, cap rate, CoC, and long-term projections.
The widget identifies the current property or search results, extracts available attributes, and combines them with user-defined assumptions. The calculation module generates metrics and projections, then the interface displays the results directly within the original page context.
We will show how to connect interfaces, business logic, data and external systems.
Enable an additional layer on top of the standard search results.
Filtering by cash flow, cap rate, CoC, and rental demand level.
An overall property score for quickly ranking options.
Down payment, interest rate, loan term, loan amount, and monthly payment.
Expected rent, vacancy, and potential monthly income.
Taxes, insurance, HOA, maintenance, and other recurring expenses.
Investment mode adds return metrics to the filters: the map displays a score, while property cards show rent, cash flow, and cap rate. Users can immediately see suitable properties.
The widget sits beside the property listing, using its price and details while investors set financing and rental assumptions. It calculates payments, expenses, cash flow, returns, and long-term equity.
Saved properties are consolidated into a single table covering financing, rent, operating expenses, cash flow, returns, and capital projections. The highest and lowest values are highlighted, while charts make differences easy to compare.
We will analyse the functionality and build a clear interface structure.
Users can filter listings by financial performance directly on the map and in search results.
Property data and the financial model are combined directly on the listing page.
Income, mortgage, taxes, insurance, maintenance, and vacancy costs are shown separately.
The scenario is recalculated instantly when the rate, down payment, or rent changes.
Defining goals, studying the audience, forming requirements and setting tasks. This helps to understand what the business needs and what results are expected.
Creating the solution architecture, thinking through user scenarios, interfaces and logic. At this stage the 'framework' of the future product is formed.
Programming the server and client parts, connecting databases, integrating with external services. This is where the idea turns into a working product.
Checking functionality, performance, compatibility and security. Fixing bugs before the product reaches users.
Deploying the product (for example, publishing in stores or launching on servers), configuring the environment and starting marketing or internal processes.
Updating functionality, adapting to new business tasks, fixing bugs and keeping the product up-to-date.
